Initial meeting with Rosie Fraser Real Estate representative with Landlord to advise on rental valuation, legislation requirement and any works required.
Take pictures of property and advertise on National letting sites, such as Rightmove, Facebook, RFRE website, Instagram, LinkedIn.
Carry out all accompanied viewings of the property with potential tenants.
Once a suitable tenant has been found, carry out full credit and reference checks, using referencing company Vouch, plus our own background checks.
Draw up Private Residential Tenancy for tenant and ensure it is signed via Signable.
Collect first month’s rent and Deposit which is lodged with Safe Deposit Scotland.
Explain/advise on Landlord registering with Landlord Registration Scotland to set themselves up as a registered Landlord.
Organise and instruct all/any legislation works required such as:
  • Gas Safety Inspection and services
  • Land search for property
  • Energy Performance Certificate
  • Portable Appliance Test (PAT)
  • Conduct Legionella Risk Assessment
  • Electrical Installation condition report (EICR)
  • Hard Wired Smoke Alarms & Heat Sensor
  • Oil Boiler Inspection (if required)
Write to Council tax with new tenants.
Arranging that you provide us with proof of Buildings Insurance.
Plan for an Inventory/ Condition Report to be conducted prior to tenancy.
Ensure tenant is settled into the property.
